Can foreigners buy property in Estonia?
Yes — EU citizens can buy most properties in Estonia without restriction. Non-EU citizens can also buy residential and commercial property, but there are restrictions on agricultural land and forest land. We explain all applicable rules during the initial consultation before you start searching.
Do I need to be in Estonia to buy a property?
No. The entire process can be done remotely. With an e-Residency digital ID or a notarised Power of Attorney, you can sign documents digitally or authorise a representative to sign on your behalf. We conduct virtual property tours and handle all local steps for you.
What is a property background check and why do I need it?
Estonia's land register (kinnistusraamat) records all property ownership, mortgages, easements, and encumbrances. A background check means we review this record thoroughly — identifying any debts, legal restrictions, or ownership disputes attached to the property. It's the most important step you can take before signing anything.
Do you charge a commission on the property price?
No. We never take a percentage of the transaction value. All our fees are fixed or hourly — agreed and confirmed in writing before we start. This means our advice is always in your interest, not tied to the size of the deal.
Can you help find office space for a company?
Yes. We work with both residential and commercial property searches. For companies looking for office space in Tallinn or elsewhere in Estonia, we identify suitable options, review lease terms, and negotiate on your behalf — the same process as for residential clients.
How does the virtual property tour work?
We visit the property at an agreed time and connect with you live via Zoom or WhatsApp video call. You direct the walkthrough — tell us where to look, what to open, what to measure. We also give you our independent assessment of the property's condition and location. The €190 fee covers one property visit of up to 90 minutes.
